# Arizona’s Water Future: Why Homebuyers and Real Estate Professionals Should Pay Attention

When we talk about buying a home in Arizona, we usually focus on the location, the monthly payment, and the condition of the property. Water belongs in the conversation, too.

I recently watched a presentation on how Salt River Project (SRP) and Arizona manage water supplies for the Valley. I wanted to share it because I keep an eye out for information that helps my clients, real estate partners, and followers understand the communities where we live and buy homes.

## Arizona Relies on More Than One Water Source

The Valley’s water comes from several sources, including the Salt and Verde rivers, the Colorado River, and groundwater. Reclaimed water also serves important uses. SRP manages reservoirs that store water from the Salt and Verde river systems, helping communities prepare for dry periods. ## What Does “100-Year Assured Water Supply” Mean?

Arizona’s Assured Water Supply program requires qualifying new subdivisions within Active Management Areas to demonstrate a water supply for 100 years. It is a planning and approval standard, not a promise that drought or water challenges cannot occur. For buyers considering a new development, this is a good reason to ask which water provider serves the property and how the development meets applicable water supply requirements. Water conditions and rules can vary by location, so questions about a particular property should be directed to the water provider and appropriate local or state authorities.

## Why This Matters to Real Estate Conversations

Water headlines can sound alarming without context. Arizona has spent decades developing water management rules and storage programs, while the Colorado River continues to face long-term supply challenges. Both parts of that story matter.

As a mortgage professional, I do not make water supply determinations. I do believe buyers benefit when their team helps them ask informed questions. If you are purchasing a home, particularly in a new development or an area unfamiliar to you, ask your real estate agent who provides the water service and where you can find reliable information about that provider. Your agent is your "source-to-the-source" of information, helping direct you to the appropriate resources so you can conduct your own due diligence.
