Buying a home is exciting. Whether you are purchasing your first home, moving into something larger, downsizing, or starting a new chapter of your life, receiving the keys to a home of your own is an incredible feeling.
But before you get those keys, there are a number of decisions to make and pieces of the homebuying process to understand.
That is why I believe education and preparation are so important.
I don't want you to simply qualify for a home loan and start looking at houses. I want you to understand the financial picture of homeownership so you can make an informed decision about what feels comfortable for you.
The goal isn't simply to buy a home. It is to purchase a home you can feel confident owning.
When you begin looking at homes, it is natural to focus on the purchase price and estimated mortgage payment.
Those numbers are important, but they don't tell the entire story.
As an Arizona homebuyer, your overall homeownership budget may include:
Two homes with similar purchase prices can have very different overall ownership costs. Understanding those differences can help you make a better comparison before deciding which home is right for you.
Homeowners insurance is one of the costs I encourage buyers to investigate early once they have identified a property they are seriously considering.
Insurance costs can vary from one home to another because insurance companies evaluate the characteristics and potential risks associated with the individual property.
Depending on the insurance company and property, factors may include the home's location, age, roof condition, construction, major systems, rebuilding cost, prior claims, and the type of coverage selected.
Rather than guessing what homeowners insurance may cost, obtaining information about the actual property can help you build a more complete homeownership budget.
Every unknown we can replace with real information can help you make a more informed decision.
Arizona homes can have characteristics that are important to discuss with a licensed insurance professional.
Depending on the property and its location, some considerations may include:
This does not mean there is necessarily a problem with the home. It means each property is different, and part of becoming an informed homeowner is understanding the property you are considering.
Once you are seriously considering a particular home, I recommend talking with a licensed insurance professional about the property rather than relying solely on a general estimate.
Ask questions. Compare options. Understand what is covered and what isn't.
You may want to discuss:
The lowest-priced policy isn't automatically the best choice. You want to understand the protection you are purchasing as well as the cost.
The home inspection is another important educational part of your homebuying journey.
When you walk into a home, you naturally notice the things you can see. You may fall in love with the kitchen, flooring, backyard, swimming pool, mountain views, or neighborhood.
But some of the most important components of a home aren't necessarily the most exciting ones.
The roof, HVAC system, electrical system, plumbing, and other major components can affect your future cost of ownership.
Your inspection, seller disclosures, and information about repairs or improvements can help you better understand the property before you make your final decision.
This information may also be useful when speaking with your insurance professional.
Many Arizona communities have homeowners associations. If the property you are considering is located within an HOA, the HOA assessment should be included when you evaluate your overall monthly housing expense.
But I also encourage buyers to think beyond today's monthly expenses.
Arizona homeowners may need to plan for ongoing maintenance associated with air conditioning systems, roofs, landscaping, pools, and other features of the property.
None of this is meant to discourage you from homeownership. Quite the opposite.
Understanding these expenses before you buy gives you the opportunity to plan for them instead of being surprised by them later.
I believe the homebuying process should begin before you fall in love with a house.

If you are a first-time homebuyer, the number of steps involved can initially seem overwhelming.
Please remember this: You don't have to become a mortgage professional, REALTOR®, home inspector, title professional, or insurance expert to purchase a home.
You need a team of professionals who will educate you, answer your questions, and help you understand what comes next.
Ask questions when something doesn't make sense. Take the time to understand the information being presented to you. Don't be afraid to ask someone to explain something again.
This is your home, your money, and your decision. You deserve to understand the process.
Homeowners insurance, inspections, financing, property taxes, HOA fees, and the other details involved in buying an Arizona home shouldn't make homeownership feel intimidating.
Each is simply another piece of information that helps you see the complete picture.
When you gather that information early, you can compare homes more clearly, understand your budget more completely, and move forward with fewer surprises.
That is what good preparation is all about.
Homeownership is a journey. The more you understand before you begin, the more confidently you can take that journey one step at a time.
If buying a home in Arizona is part of your future, I would be happy to help you explore your options and become Buyer Ready before you begin your home search.
